What is Conveyancing?

The term conveyancing refers to all the legal and administrative work associated with transferring the ownership of land or buildings from one person to another. The conveyancing process starts when your offer on a house is accepted and finishes when you have completed the purchase; the money has been transferred and you receive the keys.

When you’re buying a home, a solicitor or conveyancer usually conducts the conveyancing process for you; instructing searches, raising enquiries, exchanging contracts and more.

What are the key milestones of the conveyancing journey?

The conveyancing process can often take between 8 to 12 weeks, however depending on your circumstances, you should always bare in mind that this could be longer or shorter.

Initial Documentation

This is where the initial instruction pack is sent to you (the client) via the post, online or app/portal.

Draft Contracts

Your solicitor and the seller’s solicitor will liaise between one another and a draft contract will be created.

Searches

A variety of searches may be needed, these are carried out to ensure you find out about any additional information and any serious issues or problems with your purchase, that you aren’t aware about.

The searches that will usually be carried out are as followed:

  • Local Authority Search
  • Environmental Search
  • Water & Drainage Search
  • Mining Search

Enquiries

In the property chain the solicitors will each raise their enquiries and this will be carried out until everyone is satisfied and received replies for all their enquiries.

Exchange of contracts

A completion date should’ve have been set and funds will be requested from the lender in preparation for completion day.

Completion

The funds have been released from the lender and the keys are finally yours!
