  • Who are CCFPL?

    Crystal Clear Financial Planning Limited  It’s all in the name… providing you crystal clear advice on all your financial needs.

    CCFPL was established by Darren Burdis and Paul Hancox in 2011. We are a team of mortgage and protection specialists who have a wealth of knowledge and experience within the financial industry. In todays ever-changing world we hope to make the difference by listening, working together and providing a guiding hand to help our clients achieve their financial needs and goals. 

    Since 2011, the CCFPL team has continued to grow to help support our clients wherever they are in the UK. We are committed to building lasting relationships with our clients (in a friendly way), where they feel they can entrust us to support them with their financial needs and provide them with a personalised experience while doing so.

  • What is a mortgage/protection adviser?

    A mortgage/protection adviser is a qualified professional who is authorised by the Financial Conduct Authority (FCA) to provide advice and help you with your financial needs, whether that be helping you get a mortgage or a protection policy.  

    They are professionals who understand the process, market and can help you to find the best mortgage deal/protection policy for your individual needs and circumstances.

  • What does a mortgage adviser do?

    A mortgage adviser will act as a middleman between you (the borrower) and the lender (banks & building societies). We are acting on behalf of the borrower (you), which means that we will provide you with bespoke advice, that is tailored to your personal needs and requirements.

    A mortgage adviser will first understand what it is that you are wanting from a mortgage and will then carry out a search across the market to find you the right mortgage for you. While doing this your mortgage adviser will always offer explanations for the different types of products available to you and ensure that you understand what’s happening by answering any questions or concerns you have along the way. This is to ensure that you (the borrower) are confident in the mortgage chosen.

  • When is the right time to contact a mortgage adviser?

    Speaking to a mortgage adviser as soon as possible in the process is recommended, whether you’ve already found your dream home or you are still searching through the market. This is because it allows us time to assess your affordability and search through the market to find the right mortgage for you. It also will help reduce the risk of disappointment, stress and frustration as we have the time to make sure that we are recommending the right mortgage for you and your circumstances, while making sure you understand why we have made our recommendation. We provide a tailored and personal service with our expert advice and insight; we will help you find a mortgage that suits your specific needs and requirements both now and later down the road—no need to pick the first option that comes your way!

    For remortgaging we recommend getting in touch 6 months before the end of your current mortgage deal. This time allows us to monitor the market to find you the best deal and also allows you time to prepare your finances.

    Basically, the sooner you get in touch, the better!

  • Why do some firms charge a mortgage broker fee and others don’t?

    Well, here at CCFPL we are a broker firm who does charge a mortgage fee. It’s often found that non-charging firms, will take on a lot of cases but will be looking for straight forward cases or won’t have much time for their clients as they have a lot of cases on the go (this isn’t the case with all firms).

    We charge a mortgage fee because we will go that extra mile to ensure that you’re treated as our priority throughout your mortgage journey, providing you with a guiding hand every step of the way through your personalised experience. Our advisers and admin team are always available and happy to help answer any questions you may have along the way.

    We also have access to whole of market for mortgage lenders. This means we have more options to help us find the best mortgage for you and your specific circumstances. There’s no need for you to search the high-street trying to find the right mortgage lender and best deal, as we will do all the work for you, including the dreaded paperwork!

  • How much are your mortgage broker fees?

    There are some firms that will charge a fee for an initial consultation and some who offer a free consultation. At CCFPL we offer a free consultation to establish your needs and requirements, having this free initial consultation with one of our mortgage advisers means that we can understand what it is that you need before any costs are involved!

    After your free initial consultation to establish your needs, we charge a fee of £199 on advice and if applicable a second fee (this fee is up to a total maximum of £498) may be payable-depending on your circumstances-when you have received your mortgage offer.

    For product transfers and any protection advice, no fee is charged.
